As some of you know I finally put my house which I have been renovating for the last 14 months on the market yesterday. For those who have been following my progress you can view the final photos of the finished product here. Hopefully we will have some people coming through in the next few days and subsequently putting in a few more-than-generous offers ;-)
Congrats to you & Jeremy. You deserve a huge pat on the back for all the hard work that has been done Sam. I wish you only the best in selling and look forward to pictures of the next house you renovate !! ;=)
Everything looks awesome in the house. I love the way you did the deck and the bathroom! If I had my choice though, it would be either the kitchen or the lounge room! Wow to both of those!! This a job well done!! Kudos
WOW.. Sam.. you and Jeremy have done a fantastic job on the house, it looks so different to when you bought it.. very trendy.. well worth all the hard work.. congrats to both of you..
OMG ! Is that your TV ??!! Sam, you are SUCH a guy ! Imagine a football game on that ! My hubby would think he'd died & gone to heaven. :D
Seriously, it looks great. Better than great. I love all the little details too. How the top rail on your banister front & the windows & even on your deck is slightly higher than the others. A beautifully subtle touch.
Love your kitchen & omg ! Vessel sinks in the bathroom ! I love this ! But i can't talk Gary into them ... *sigh* Getting back to you though ... ;o) you & Jeremy have done a beautiful job. It's gorgeous.
I'm looking forward to your next project. And ... congratz on a job well done !
just out of curiosity .. is it being offered as "furnished" .. including the Art, etc .. ??
and .. tell your realtor that if they are going to open an HTML page to show images they should take the opportunity to add further descripions and highlights of the features being shown ... SELL SELL SELL
Most of the time people sell unfurnished but it isn't unheard of. The agent didn't seem to be surprised at all. If people want to bring their own furniture it's a simple matter of negotiating the price but I would prefer not to have to move it all and most of it was purchased specifically to fit in this house. The idea is that you are buying a "lifestyle", rather than just a house...
It's in a good area, and the renovations you've done plus it being fully furnished, i'm sure you won't have trouble selling it.. so when's the next renovation.. you know your always welcome to come and renovate my house.. lol...
Actually the old church building across the road has just gone on the market today (you can see it in this photo), I would love to get my hands on it but I have a feeling it will be too expensive, even though the potential profit is enormous.
Seriously, please feel free to drop in Jacqueline!
Funny thing with the TV, you know after a while you get used to things and they don't seem such a novelty after a while. I think I'll have a hard time finding something bigger for the next place...
I REALLY enjoyed browsing thru all those pics. What an impressive job you two did on that place. As I've mentioned to you before, I still do NOT understand how you can put all that blood sweat-n-tears into a place and then not want to keep it for yourself! It's so classy and such a job well done. Sure wish I could buy it! Not sure if I can choose a fave room...but the kitchen would be a close contender. I love to cook...and it's roomy and so clean looking! *cringes realizing I must clean my kitchen floors today*......
Due to FALL being my busiest season at my store...I rarely am able to view & comment. Someday I will catch up. PLEASE...if there is a particular work that you really want me to view, pm and I will make it a priority! Thanks so much!

LMAO @ keith... they wont need to move into Sams they are on their way to your place... =PP
Couldnt make it to Brisbane just got home from work.. I would have loved to have seen it in real time.. I would have bought it too, maybe if I win the lotto tonight.. ;) I don't think you'll have any trouble selling it...
That satellite photo was probably taken before I even moved in as the mango tree is still in the backyard and removing it was the very first thing I did.
Sam, is that an Intercoastal waterway that appears not too far from the house? Thanks for the Google Earth link Caedes......I don't know why I didn't think of that myself *duh* ;=)
It's the Gabba, you ignoramus! You know, where they play that sport that's only slightly less interesting than watching paint dry. Or just watching paint that dried previously, for that matter.
*sigh.. The Gabba is short for Wooloongabba, the sports area was shortend to "The Gabba" because the drunken spectators couldnt say the name when booking a cab.. lmao..
is living near the Gabba considered a +PLUS .... or is waking up to your street filled with cars that don't belong there and beer bottles in your yard considered a -MINUS
Check out some of the interior shots. If it hasn't sold when we are close to settling on ours (however long that might be) we are going to put in an offer on it.
A church would be a very unique structure to make into a house. It is the kind of project that I like to see on TV shows like "This Old House". From the satellite view it looked quite large.
It hasn't actually been used as a church for some time I think.
There are a few issues with the place; firstly it will probably cost a fair bit to purchase, and then there is the cost of actually fixing it up; we would probably have to order special materials (such as the roof tiles, which are cork or timber I'm pretty sure), I think it would probably cost around $200,000 just to fix it up, and the location isn't great either; it will become more desirable in future but not in time to be of any benefit to me. Also the building is heritige listed, which means you can't make any changes to the outside besides restoring it (eg painting) and that may restrict what you could do inside as well. I'll have to look into all those things before I eveb think about buying it.
besides .. if you "reno" the church .. you'll have to look at what the new residents (resi's?) do with your hard work .. if the kids leave their bikes laying on the lawn ... it's going to eat at you
move on to another part of town .. maybe the other side of the Gabba ... maybe something underground at Coober Pedy
I have replaced my site (temporarily) with an ad for my house. I'd appreciate it if anyone were to look it over and point out any spelling/grammatical errors or anything they think I should add or remove.
After the house is sold I'll restore the site as before.
now if you're looking for a selling point, offer a pre-paid lifetime membership to the Caedes..as long as you're selling a lifestyle...why limit it to 'offline'?
OK... let's see: $36 a year for say, 60 years... = $2160.00 US which is about $2800 Australian. If you are willing to pay the asking price I will be more than happy to throw that in...
i imagine if i were in australia, and shopping for a house in that price bracket, and in that sector, it would make the sale more doable. such as it may, i'm a hemisphere's distance, and only now beginning a search for a far more modest dwelling. so in short, that would be "no". consider it instead an earnest piece of advice, and a hatchet buried.
Just for anyone who might have been interested, I've moved the house ad to rescope.com.au/renovation and the old rescope is back in it's rightful place now.
$575,000.00?....A STEAL compared to what something like that would be going for in certain areas over here in the tri-state eastern mid-atlantic area...Try a cool million or more...out this way!
